All prices are per night in US Dollars ($).

Other currencies are charged at the conversion rate on the date of booking. The currency convertor below can be used to convert into your local currency.

Special rates:-

• Christmas/New Year/Carnaval/Easter - US$6000 for 7 nights minimum then High Season rate.

Terms and Conditions

• Prices not negotiable.

The following terms and conditions must be agreed to upon payment of deposit:-

• Minimum stay 4 days.
• Maximum 12 people with no more than 10 adults (over 16) - no exceptions due to condominium policy.
• No pets.
• Minimum 50% deposit required upon reservation and balance paid no later that 10 days before arrival. If the second payment is not received by this time then it will automatically be assumed that you have cancelled (see Cancellation Policy below). Where the reservation is made less than 10 days before arrival full payment is required.
• Payment Options:-
   - Credit card using PayPal (add 4% booking fee)
   - MoneyBookers Transfer (add 4% booking fee).
   - Bank transfer (guest pays transfer charges - free from Citibank or Bradesco accounts).
   - Direct bank deposit in Brazil or UK.
• In addition to the rental, electricity usage is charged at R$0.86 per kWh (based on AMPLA charges at 30% ICMS) - meter read after arrival and on departure.
• A 20% damage deposit is required with final payment. This will be refunded less electricity costs, final cleaning charge and any damages after departure. Deposit will be taken/refunded via Paypal or Moneybookers in applicable countries to avoid charges, otherwise via bank transfer (guest pays all bank charges).
• Arrive after 2:00 pm and depart before 12:00 am.
• Cancellation Policy :
  If the reservation is cancelled by you at any time before final payment then 50% of the deposit paid will be returned.
  If you cancel after the final payment then 50% of the total paid will be returned.
  If we cancel the booking for any reason other than non payment of balance by the agreed time then you will be refunded in full.
